Whether you are active duty, a veteran, or a disabled service member, the VA offers powerful housing benefits — from zero-down home loans to monthly housing allowances — that can make homeownership or renting far more affordable.
You served this country — and the country has programs designed to help you find a place to call home. Whether you are currently on active duty, recently separated, or a disabled veteran, there are significant housing benefits available to you that many service members never fully take advantage of. As a real estate professional who works with veterans, I want to make sure you know exactly what you are entitled to and how to use it.
The VA Home Loan — The Most Powerful Mortgage in America
The VA home loan is one of the greatest benefits available to eligible veterans, active duty service members, and surviving spouses. Here is what makes it exceptional:
Zero Down Payment Required
Unlike conventional loans that typically require 5–20% down, a VA loan allows you to purchase a home with no down payment at all. On a $350,000 home, that means you keep up to $70,000 in your pocket.
No Private Mortgage Insurance (PMI)
Conventional borrowers who put less than 20% down are required to pay PMI — often $100–$300 per month. VA loans eliminate this cost entirely, saving you thousands over the life of your loan.
Competitive Interest Rates
VA loans consistently offer lower interest rates than conventional mortgages because they are backed by the U.S. Department of Veterans Affairs. Even a 0.5% rate difference can save you tens of thousands of dollars over a 30-year loan.
Flexible Credit Requirements
The VA does not set a minimum credit score, and many VA-approved lenders work with scores as low as 580–620. This makes homeownership accessible even if your credit history has some challenges.
No Prepayment Penalty
You can pay off your VA loan early — or make extra payments — without any penalty. This gives you full financial flexibility.
Who Is Eligible?
You may be eligible for a VA home loan if you meet one of the following service requirements:
- Active Duty: 90 consecutive days of active service during wartime, or 181 days during peacetime (conditional)
- Veterans: Honorably discharged after meeting minimum service requirements
- National Guard / Reserves: 6 years of service, or 90 days of active duty under Title 10 or Title 32 orders (conditional)
- Surviving Spouses: Unremarried spouses of veterans who died in service or from a service-connected disability
To use your benefit, you will need a Certificate of Eligibility (COE), which I can help you obtain through your lender or directly through the VA.
Basic Allowance for Housing (BAH) — Your Monthly Housing Stipend
If you are on active duty, you likely already receive Basic Allowance for Housing (BAH). But do you know how to maximize it?
What Is BAH?
BAH is a monthly cash allowance paid to active duty service members who do not live in government-provided housing. It is designed to cover the cost of renting or owning a home in your duty station's local market.
How Is BAH Calculated?
BAH is based on three factors:
- Your pay grade (rank) — Higher rank means higher BAH
- Your dependency status — Service members with dependents receive a higher rate
- Your duty station's zip code — BAH is tied to local rental market rates
BAH Rates in Florida (2026 Estimates)
Florida has several major military installations, and BAH rates vary by location, pay grade, dependency status, and assigned duty-station housing area:

Using BAH to Buy Instead of Rent
Here is a strategy many service members overlook: use your BAH to cover a mortgage payment instead of rent. If your BAH is $1,800/month and your mortgage payment is $1,750/month, you are essentially living for free — and building equity at the same time. When you PCS or separate, you can rent the home out and generate passive income.
VA Housing Grants for Disabled Veterans
If you have a service-connected disability, the VA offers additional housing grants specifically designed to help you purchase or adapt a home to meet your needs.
Specially Adapted Housing (SAH) Grant
The SAH grant helps veterans with severe service-connected disabilities build, buy, or modify a home to accommodate their disability.
- Maximum grant amount: $117,014 (2026 fiscal year)
- Eligible disabilities include amputation or loss of use of both legs, certain severe burns, and blindness in both eyes with 5/200 visual acuity or less
Special Housing Adaptation (SHA) Grant
The SHA grant is for veterans with less severe but still significant disabilities.
- Maximum grant amount: $23,444 (2026 fiscal year)
- Eligible for conditions such as loss of or loss of use of both hands, certain respiratory or breathing injuries, and severe burns
Temporary Residence Adaptation (TRA) Grant
If you are temporarily living in a family member's home while your permanent home is being modified, the TRA grant helps cover the cost of those temporary modifications.
- SAH-eligible veterans: up to $44,299
- SHA-eligible veterans: up to $7,910
Home Improvements and Structural Alterations (HISA) Grant
The HISA grant covers medically necessary improvements and structural alterations to your primary residence.
- Up to $6,800 for veterans with a service-connected condition
- Up to $2,000 for veterans with a non-service-connected condition
VA Rental Assistance and Housing Support
Not every veteran is ready to buy — and the VA has programs to support renters as well. Along with the nonprofit Our Hearts Their Homes, of which I am a long-standing member, there are multiple pathways to stable, affordable housing for those who have served.
HUD-VASH (HUD-VA Supportive Housing)
The HUD-VASH program combines HUD Housing Choice Vouchers (Section 8) with VA case management services for homeless or at-risk veterans.
- Provides rental assistance vouchers that cover the difference between what you can afford and the fair market rent
- Includes access to VA healthcare, mental health services, and substance abuse treatment
- Available to veterans who are homeless or at imminent risk of homelessness
Supportive Services for Veteran Families (SSVF)
SSVF provides grants to nonprofit organizations that help very low-income veteran families:
- Rapid re-housing for veterans who have recently become homeless
- Homelessness prevention for those at risk of losing their housing
- Assistance with security deposits, utility payments, and moving costs
Veterans Affairs Supportive Housing (VASH) Vouchers
Through local Public Housing Authorities (PHAs), VASH vouchers allow veterans to rent from private landlords at reduced rates. The voucher pays the difference between 30% of your income and the fair market rent in your area.
Additional Benefits Worth Knowing
VA Funding Fee Waiver
Veterans with a service-connected disability rating of 10% or higher are exempt from the VA funding fee — a savings of 1.25% to 3.3% of the loan amount. On a $300,000 loan, that is up to $9,900 in savings.
Property Tax Exemptions in Florida
Florida offers significant property tax exemptions for veterans:
- $5,000 exemption for veterans with a service-connected disability
- Full homestead exemption (up to $50,000) for veterans with a 100% permanent and total disability rating (conditional)
- Surviving spouses of veterans who died from service-connected causes may also qualify for the full exemption
VA Streamline Refinance (IRRRL)
If you already have a VA loan and interest rates have dropped, the Interest Rate Reduction Refinance Loan (IRRRL) lets you refinance quickly with minimal paperwork and no appraisal required.
